Tucked into the Ouachita Mountains about 55 miles southwest of Little Rock, Hot Springs is a city unlike any other in Arkansas, with a national park sitting right in the middle of downtown. Housing here is just as varied as the landscape, from Victorian-era homes in the historic neighborhoods near Central Avenue to wooded hillside properties and lakefront homes along Lake Hamilton. The city is known for its thermal waters, historic downtown, and year-round outdoor recreation.

Hot Springs has deep roots as America's original spa town. Congress set the springs aside as a federal reservation in 1832, decades before Yellowstone, and the area became Hot Springs National Park in 1921. That history still defines the community today. The 5,550-acre park offers 26 miles of hiking trails in the mountains around downtown, and residents enjoy the eight historic bathhouses of Bathhouse Row, the Grand Promenade, boating and fishing on Lake Hamilton, the 210-acre Garvan Woodland Gardens, live racing at Oaklawn, and the mountain biking trails of the Northwoods system.

If you've lived in central Arkansas long, you know our weather keeps exterior surfaces working hard. Long, humid summers and roughly 50 inches of rain a year take a steady toll on paint, siding, and trim. Here are a few of the most common paint-related issues we see:

Mold and Foliage Growth: High humidity and heavy shade from mature trees keep siding damp for long stretches. Mildew takes hold quickly, especially on north-facing walls, wooded lots, and homes near the lake.

Moisture Damage: Frequent rain works its way into unsealed joints, trim, and bare wood. Left untreated, trapped moisture leads to bubbling, peeling paint and eventually wood rot around windows, fascia, and decks.

Sun Fading and Heat Blistering: Summer highs in the 90s and strong UV exposure gradually wash out exterior color, particularly on south- and west-facing sides of the home. Intense heat can also cause paint to blister and crack on surfaces that take direct afternoon sun.

Storm Wear: Spring thunderstorms bring wind-driven rain, hail, and falling debris that chip and wear down paint film, leaving siding and trim exposed to the next round of weather.
