HOA Common Area Restoration Project
CertaPro Painters of Orange County restored six community parks and refinished 62 Victorian-style park benches for a Southern California master HOA serving more than 13,000 homes. The two-scope project covered masonry, stucco and wood trim across the parks, plus bench refurbishment timed around school-year and grand-opening deadlines, all without disrupting resident access.
Commercial Painting Project for Southern California Master HOA
Common Area Painting for a Master HOA in Rancho Santa Margarita, CA
When you’re responsible for the parks, trails and common areas shared by more than 13,000 homes, you can’t just shut everything down for a paint job. That was the situation for the master homeowners association in Rancho Santa Margarita, CA, which had routine reserve-study painting coming due across its shared spaces. They connected with CertaPro Painters of Orange County through Vive, the vendor platform used by FirstService Residential, their management company.
The work came in two parts. The first was exterior and interior restoration at six community parks. The second was a separate refurbishment of the community’s Victorian-style park benches across four more project areas. It wasn’t our first time working with this HOA, either. We had already completed three projects together before this one started, and we’ve kept working with them since. Here’s how the HOA Commons Project came together.

The Challenge at Hand
Years of Southern California sun had taken a toll on the community’s shared spaces. Stucco walls on the park buildings and restrooms had faded, the wood pergolas and trellises were weathered and dried out, and the park benches had worn, faded slats with corrosion setting into their cast metal frames.
The bigger challenge had nothing to do with paint. The HOA’s past experiences with vendors followed a frustrating pattern: strong communication during bidding, then silence once work started. That left the board and management unsure about timing, progress and which areas residents could access. On a project spread across six parks and two trail systems used by thousands of families, the association needed a contractor who would keep them informed from the first day to the last.
Our Approach
Planning before painting. Before the first ladder went up, our team mapped out site access, parking, material storage and walking paths at every location. Stucco work near schools was scheduled around the school calendar so students and parents could move through the area safely.
Communication every week. To solve the problem the HOA had faced with past vendors, our crew sent a status update every Friday covering what was finished, what was coming next and which areas would be affected. The board and management always knew exactly where the project stood.
Park buildings and restrooms. At all six parks, we repaired stucco and repainted the masonry siding, fascia, trim, doors and columns, along with the wooden trellises and pergolas. Select restroom interiors were repainted as part of the same scope.
Bench restoration without losing seating. We set up a staging area at Vista Verde Park, where benches were stripped, prepped and stained. To keep seating available for residents, we never worked on more than half of the benches at any one location at a time. We also prepped spare slats for 5 to 10 additional benches, giving the HOA’s maintenance team replacements on hand for future repairs.
Trust the Team at CertaPro Painters for Your Next Commercial Painting Project
Every site was finished on schedule, and the park facility work wrapped up early. The stucco project, scoped at six to eight weeks, finished ahead of plan without cutting corners on prep or detail. All 62 benches were returned to service, and walking paths, parking and school-adjacent access stayed open for residents throughout the project. The association continues to work with CertaPro Painters on additional reserve-study projects. For master HOAs, the lesson is simple: a reserve schedule only works when the contractor delivers on time, keeps the community open and keeps the board informed along the way.

BEFORE PHOTOS
Years of sun exposure and heavy community use had left their mark across the association’s common areas: weathered wood on the park pergolas, faded stucco on restroom and utility buildings, and sun-bleached, corroding hardware on the park benches.
THE FINAL RESULT
Every site was completed on the schedule the association needed, with the park facility work finishing ahead of plan. Six community parks were restored, and all 62 park benches were returned looking new, with extra slats prepped as spare stock for the association’s maintenance team. Throughout, the walking paths, parking and school-adjacent access the client had flagged as critical from day one stayed open. CertaPro Painters of Orange County continues to work with the association on additional reserve-study projects.
